Terms and Conditions

  1. Payment Schedule:  First Deposit for the reservation must be received prior to Acceptance of the Balance is due as determined in the quote. The owner will provide the Tenant with the lockbox combination on the Tenant’s arrival date one hour before check in time.
  2. Deposit: Tenant’s deposit (if paid) shall be processed within 30 days of checkout Any item(s) damaged, lost, or stolen from the contents of the property will be deducted from Tenant’s deposit at full current retail value and a trip charge to re-purchase the item(s). If a deposit was paid by credit card a 5% processing and convenience charge will be assessed and deducted from Tenant’s deposit refund.
  3. Form of payment(s): Tenant agrees to send the owner a cashier’s check or money order or other acceptable forms of payment by If renter uses a credit card as a form of payment, a 5% processing, and convenience charge will be assessed and added to the total balance of the rental.   4. Cancellation Policy: Cancellation of the reservation within 90 days of the scheduled arrival date will result in the total forfeiture of the deposit and all other paid rental fees, taxes, and optional
  5. Rescheduling: Rescheduling arrival date is subject to availability and any payment already made will apply to the new date(s) if If dates cannot be agreed upon, the cancellation policy applies.
  6. Occupants: The said premises shall NOT be occupied by more than the agreed-upon # of occupants at any time during the rental unless otherwise arranged with and agreed upon by the Tenant will be a responsible adult (21 years & older).
  7. Pets: No Pets Allowed without prior written Additional NON REFUNDABLE pet fee shall apply. Pet fees may vary based upon weight, size, and breed.
  8. Parking: There is parking for 5 vehicles in the Tenant may park on the concrete foundation of the property. Additional parking may be available along the street for some properties.
  9. No Smoking: This is a SMOKE-FREE Tenant will responsibly dispose of cigarette butts,
  10. NO ILLEGAL DRUGS of any kind, shape, or form are allowed on or in the premises, we will prosecute.
  11. RESPONSIBLE drinking of alcoholic beverages. NO UNDERAGE DRINKING WHATSOEVER.
  12. Respect for property: Tenants will act in a responsible manner and will be respectful and careful with the premises including Please be sensitive to all interior and exterior contents of the property including limiting the wearing of shoes inside the house. Tenants are responsible for compensation or replacement of breakage and/or damage beyond ordinary “wear and tear” of the house and its contents. Contents of the house shall not be removed from the house except for the items designated otherwise by the owner (i.e., beach chairs, etc.) The tenant will clean up the chairs before returning them to their storage area. The tenant will NOT hang anything (decorations) from the ceilings or walls. NO FIRES ARE ALLOWED WITHIN 50 FEET OF ANY PREMISES!
  13. House maintenance or problems with Tenant shall notify the owner, by note or phone, of items requiring maintenance, any breakage of appliances or the HVAC system does not entitle the tenant to any refund of the rental fees, taxes, or deposit.
  14. Respect for Neighbors: Tenants will honor the CITY’S NOISE ORDINANCE  outside of the house as appropriate.
  15. Grilling and use of the BBQ pit is only allowed on the concrete foundation of the house, clean the grill after use to avoid deductions from the
  16. 16.  Tenant SHALL NOT REARRANGE THE FURNITURE INSIDE THE HOUSE FOR ANY REASON.
  17. Cleaning – Even though the Tenant is paying a cleaning fee, the Tenant is still responsible to clean the property as follows. Vacuuming if carpeted floors, sweeping, mopping, emptying the refrigerator and dishwasher, washing all dishes and utensils that were used by Tenant, rearranging the furniture to its original layout, cleaning all items that were used inside or outside the house, Place all used towels in the Laundry room removing on top of the washing machine, Remove all trash from the property and place it in the blue trash bins, wheel those trash bins to edge of the street with the lid facing the street, failing to do so will result in a $50.00 deduction from your deposit.
  18. Keys: One key will be made available to the tenant upon Tenant’s arrival, one key in the lockbox for the front door and one key for the Tenant will be responsible for lost keys. The house must be rekeyed in the event that keys are lost, misplaced, or not returned. The tenant will be responsible for the cost of this procedure and a special trip charge of $250.00.
  19. Check-in time: 4:00 If Tenant desires another check-in time If possible arrangements will be made with the Owner and owner shall attempt to accommodate. Additional charges may apply.
  20. Check out time: 11:00 AM. If the Tenant desires another check-out time if possible arrangements will be made with the Owner. Additional charges may apply.
  21. Release: Tenant agrees to release and hold Owners harmless, from any loss, damage, injury, or claim including but not limited to personal injury, bodily harm, property damage, death, or lost wages that may arise out of the tenant’s use of the premises, this tenancy, or this Tenants further agree to indemnify Owners for any loss whatsoever that Owners may incur as a direct, indirect, or proximate use of premises.
  22. If the tenant violates any of the above terms and/or conditions, the Owner shall have the right to evict the tenant and regain an immediate position of the property without any delay by or refund to the tenant what-so-ever.
